Salak City Development Sdn Bhd was incorporated on 30 March 2012 to involve in Property Development. The company has secured it's first project by signing a Joint Venture (JV) Agreement in April 2012 to develop 26 units of Semi-D houses in Sepang. They are also eyeing another few plots of land in Sepang in order to expand their business activities. At present Salak City Development Sdn Bhd has secured FOURTEEN (14) Joint Venture (JV) agreement with landowners. As such, the company has more than 47 acres of land bank to develop for a few types of properties such as Double Storey Semi Detached house, Single Storey Semi Detached house, and Terrace houses. We are aggressively looking or another 100 acres of land bank to develop an affordable and high medium cost houses. The company are also looking for a land in Klang Valley to purchase as they have a capability to develop a high and medium cost Apartment. Within the next few years the company confidence that property development will provide double digit growth to the company balance sheet.
MOHAMAD KAMAL BASHER
The company was pioneered by Mohamad Kamal Abdul Basher, an ex-bank officer whose first exposure with oil station business started all the way back in year 2005, when he foresaw the future prospect of venturing into this line of business.
This despite the fact of risk involved, especially in terms of cash backup in addition to security, his ambition finally materialized after undergoing various interviews, seminars and trainings that cause him gradually climbing the steps of the ladder towards success. That was in opening his first Shell station officially on 1 October 2007.
After about 3 years in Petrol Station business he is diversifying his business in housing development. The first 2 years he is just doing market research and studies the all types of development cost such as construction, materials, labour, infrastructure and etc.
As development is growing rapidly in Bandar Baru Salak Tinggi, Salak City Development Sdn Bhd has been formally formed by him in March 2013. At present Kamal is looking to launch his first project in May 2013 and to continue with his various housing project in a years to come.
Salak City Development Sdn Bhd is a company involved in property development business. The company is aggressively looking for a Land bank to guarantee its continuity. At present the company has secured more than 35 acres of land in Mukim Labu, Sepang and Labohan Dagang, Banting.
Land development had started aggressively in Bandar Baru Salak Tinggi since last five (5) years. Since then many developers are looking for a land regardless the size to develop either commercial or housing development. Many land owners are offering their land either to sell or Joint Venture (JV).
At present there are more land owners offering for JV rather than selling their land as the return to land owners are higher. In order to be a successful developer planning and marketing is important for us to quickly sell our unit. Nice design is also play a vital role for us to sell our unit.
Salak City Development Sdn Bhd will be launching about 2 to 3 to three projects every year. The company choose to built only high demand properties such as single storey semi-detached, single storey terrace and double storey terrace house.
The company confidence that all its project will be completely sold within 2 to 3 months. Due to excellent marketing strategy and properties built are mainly high in demand. However, Salak City Development Sdn Bhd will still built high medium cost property such as double storey semi detached house but it is only about 10% of the company total property constructed.
This will increase the company’s Gross Development Value (GDV). The risk is still consider low as the high medium cost property has a pretty good demand here. From the research done by independent valuer Charwell International (kaj) Sdn Bhd found that since year 2007 till 2012 the property demand in Mukim Labu, Daerah Sepang, Selangor has increased tremendously. The results are as below :
Salak City Development Sdn Bhd will built more than 350 units of houses and built the right property on each plot is important. It will contribute good return to the company, We are able to reduce cost on every projects if suitable property is chosen.
Every plot of land has different approach on the type of property to built. Land size and property demand has a major impact for Salak City Development Sdn Bhd to decide the type of property. As such we will do market study months before any project propose to Majlis Perbandaran Sepang (MPS). As a result we have more than 50% sold on our first project even before the project launch.
We choose to built property which is high in demand. Even though the profit margin is less but the continuity of our project is more essential. The company target is to sell all their project launch as fast as possible.
